SUPERVISORY RESPONSIBILITIES:
Interview, select, and train employees
Set rates of pay and hours of work
Address employee complaints, mediate and resolve conflicts
Communicate areas of accountability and performance expected of personnel assigned
Appraise employee performance, and resolve performance issues
Develop individuals for future advancement
Plan, assign and direct the work of employees
Determine the types of equipment to be used in performing work, or materials needed
Monitor work for legal or regulatory compliance
Provide for safety and security of the workplace
Ensure adherence to corporate policies and procedures
Maximize employee morale and productivity
Maintain current MVR (Motor Vehicle Registration) and driver’s license records on Kolter Homes Warranty Vehicle
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Assist and ensure that all Warranty Department policies and procedures are in place to achieve highest level of
internal and external customer satisfaction
Meet with homeowners, trades, and other Kolter representatives to identify potential problems, and troubleshoot,
to ensure issues are resolved timely and in accordance with company policies and procedures
Attend Kolter Homes management meetings relative to construction, warranty, and quality control topics
Review weekly service report from the Warranty Technician and provide corrective action to the appropriate Kolter Homes team members
Favorably represent the company to promote its aims and objectives and foster and enhance public recognition and acceptance
Monitor and control expenditures of the department budget to meet goals
Provide direction to Warranty team and set performance goals accordingly
Coordinate staffing for emergencies and post job closings as needed
Coordinate liaisons between Warranty Team members, contractors, and homeowners
Monitor type and quality of warranty service issues and identify methods to prevent or resolve issues
Travel between job sites as needed and on a regular basis
Review industry and trade practices on a regular basis
Manage and ensure warranty service requests and/or work order tickets, appointments are made and complete in a timely manner
Communicate with Senior Management any re-occurring issues, trends, or lack of performance from any of trade partners
Ensure Kolter Homes follow up procedures are made with each homeowner
Inspect and maintain all model homes after turnover to Warranty Department
Maintain open communication with Senior Management of any litigation or high-level warranty or defective items
REQUIRED JOB KNOWLEDGE, SKILLS, AND ABILITIES:
Read and interpret construction documents and other related work documents
Effectively and professionally communicate (in oral and written form) with internal and external Purchasers
Manage multiple priorities in a timely and professional manner with strong attention to detail with limited supervision
Demonstrate commitment to integrity, company values, customer-focus, and established policies and procedures
Display professional appearance and manner
Experience working in wood trim, drywall installation and repair, interior and exterior paint application,
cabinetry installation and appliance hookup is a plus
Knowledge of items covered under Kolter Homes warranty program
EDUCATION AND/OR EXPERIENCE:
Associate Degree in Construction Management, Communications, Business, Business, Finance, Accounting, or related field strongly preferred
One year of work experience may substitute for one year of the required education up to a maximum of four years substitution. Where substitution is accepted, applicant must demonstrate increased knowledge-base and progressively more challenging work assignments
Minimum of five years related experience in the construction industry as a Customer Service Manager and/or Construction Manager
