Summary
The Purchasing Agent's responsibility is to procure construction materials and services in the most efficient, cost-effective manner, and to create
and maintain accurate budgets.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Coordinate bid process for new subdivisions including development of bid packages with plans, scopes-of-work and
standard and optional features; receive, review, and approve price quotes/bids
- Assist the Purchasing Director and/or Manager with negotiating the purchase of all labor and materials
- Perform material takeoffs and estimates and input lump sum and itemized contract pricing information into Newstar
- Create and maintain accurate Model Cost Estimates and Anchor Estimates
- Field verify material counts and update system takeoffs and pricing; review installation and product quality and meet
with Subcontractors to resolve issues
- Research, qualify and assist with the selection of new subcontractors and suppliers
- Coordinate and oversee routine bid-outs to control cost
- Maintain Option catalogues with proper retail pricing and target margins
- Price out custom options as needed and ensure accurate information makes it on POs and work documents
- Research and resolve vendor disputes including quality, pricing, and takeoff quantity discrepancies
- Routinely review contracted house cost for assigned communities; identify contracting improvement areas to increase
profitability
- Review lot specific house books and provide commentary on variances; work with Purchasing and Construction leaders
to reduce future variances
- Create and maintain Standard Features list and ensure all information in Community Books is accurate and current
SUPERVISORY RESPONSIBILITIES:
- No supervisory responsibilities are required for this position
REQUIRED JOB KNOWLEDGE, SKILLS, AND ABILITIES:
- Strong understanding of construction, subcontracting, and customer service
- Understanding of sales, marketing, capital budgeting, acquisitions, entitlements, and land development
- Excellent analytical, creative thinking, leadership, problem-solving, interpersonal, negotiation, organizational, project
management and time management skills
- Manage multiple priorities in a timely and professional manner with strong attention to detail with limited supervision
- Read and interpret financial reports, market comps, engineering reports, construction documents and specifications,
contracts, owners’ association documents, and other related work documents
- Ability to learn and use customer relationship management software including Builders CMS, customer service software
including Build Pro, NewStar, Track-it and any other company-based software
- Proficiency in Microsoft Office (Word, Excel, Outlook, Power Point)
- Effectively and professionally communicate (in oral and written form) with internal and external customers
- Demonstrate commitment to integrity, company values, customer-focus, and established policies and procedures
- Display professional appearance and manner
EDUCATION AND/OR EXPERIENCE:
• College degree strongly preferred
• Minimum of two years related experience in a similar position, preferably with a high-volume builder
