Summary

The Construction Manager is responsible for supervising, planning and directing the construction of all units to which the manager is assigned. The Construction Manager manages schedules and coordinates the entire construction process, to include subordinates, professional consultants, regulatory agencies, trades, and home closings. The Construction Manager helps implement and primarily oversees and enforces budgets, cost controls, quality control standards, and programs to manage regulatory requirements. The Construction Manager ensures ongoing communication with buyers during construction process.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Coordinate and supervise the construction process, making sure that projects are completed on time and within budget.
  • Manage direct subordinates, engineers, architects, clients and subcontractors.
  • Responsible for ensuring that work meets or exceeds general building standards, regulatory requirements, and Kolter Homes quality standards.
  • Identify areas that need correction and work with the relevant party to resolve the issue.
  • Provide expert advice to Senior Management with respect to issues directly related to area of responsibility as well as the impacts of construction activities on the overall business operation, to include:
  • Providing input on annual starts and closing goals.
  • Receiving and managing complaints by customers.
  • Resolving subcontractor disputes.
  • Collaborate with Purchasing to establish and maintain cost controls such as Purchase Orders, Variance Purchase Orders, materials monitoring, and service cost mitigation.
  • Provide guidance to the management team with respect to vendor selection, bid qualification, contract scopes of work, and negotiate with vendors as needed to assist the business operations.
  • Coordinate required building inspections, and direct remedial action as needed.
  • Conduct framing and pre-closing walk-through inspections with clients, and establish the closing date with Project Director.
  • Maintain customer contact and assist with questions.
  • Manage and update BuildPro twice daily.
  • Manage EPO negotiations with subcontractors, and submit EPO for approvals.
  • Respond within 24 hours to all requests for information from internal and/or external customers.
  • Maintain accurate and timely logs of phone conversations and meetings with customers and field personnel.
  • Facilitate all formal quality inspections on each home.
  • Comply with the standards and processes necessary for construction of a quality home that meets Kolter Homes’ requirements.


SUPERVISORY RESPONSIBILITIES (IF APPLICABLE):

  • For subcontractors:
  • Interview, select, and train employees.
  • Set rates of pay and hours of work.
  • Address employee complaints, mediate and resolve conflicts.
  • Communicate areas of accountability and performance expected of personnel assigned.
  • Appraise employee performance, and resolve performance issues.
  • Develop individuals for future advancement.
  • Plan, assign and direct the work of employees.
  • Determine the types of equipment to be used in performing work, or materials needed.
  • Monitor work for legal or regulatory compliance.
  • Provide for safety and security of the workplace.
  • Ensure adherence to corporate policies and procedures.
  • Maximize employee morale and productivity.


REQUIRED JOB KNOWLEDGE, SKILLS, AND ABILITIES:

  • Knowledge of use of a wide variety of measuring instruments and complicated drawings.
  • Interpret plans and communicate the direction of Senior Management to the Architect on any design ideas or changes.


EDUCATION AND/OR EXPERIENCE:

  • Associate Degree preferred. One year of work experience may substitute for one year of the required education up to a maximum of four years substitution. Where substitution is accepted, applicant must demonstrate increased knowledge-base and progressively more challenging work assignments.
  • Minimum of five years related experience in a similar position, preferably with a high volume builder.
